Development News: 415 Bellevue

This Wednesday brings a Design Review meeting for a proposed 6-story, 42-unit (39 parking spot) apartment complex at 415 Bellevue Ave E. between Harrison and Republican. Although the google maps image shows a structure, the site was razed a number of months ago and remains a pile of rubble and hay. The architect is, again, Roger H. Newell (see 1222 E Pine. and 1623 Bellevue Ave) and again the design is pretty bad. You can download the whole proposal here [8mb].

I should point out though, that this doesn't necessarily mean the project will be built anytime soon. From what I've been hearing, many developers may not actually have the financing yet but they want to get through all the meetings and reviews (an infamously lengthy process) so they can get the project up as fast as possible when the chance arises.

Is there some way we can help him make the design more acceptable to the neighborhood, while still keeping clients and budgets happy?

A Community Council conversation with him, perhaps?

I think that would be a great idea. I guess I might be putting too much blame on the architects too. I'm sure its difficult to work within the limits of the developer and the city. I just feel like this is such a generic design, and it doesn't even look modern generic. Its like generic circa 1988 (but perhaps that is just the color scheme). I have already contacted the Planner on this project but I few things I would suggest:

Better street activation (no first floor parking, less setbacks). And just a more neighborly feeling in general. The street is full of warm, old apartment buildings and I'm not saying it has to look old but seems like it should fit with that style a little more.

To their credit I would say that the 1623 project has its merits: some nice, small commercial space and minimal parking.

Easy ways to give feedback
1)Invite architect and developer to Cap Hill Community Council meeting so we can give them feedback on the project - what do you think el presidente?
2)Go to the public review meeting and give them constructive criticism there. It can be hard, especially when the design starts out this badly, but bring some good ideas and keep it friendly.

Your opinion
You are still only giving your opinion of the design and what the appropriate design is for the neigborhood.

What you have is a few vocal and opiniated people pushing their "ideal" which may not really represent Capitol Hill.

Newell Success's
I was just browsing some of the portfolio pieces on the Roger H. Newell site and I was pretty impressed.

Granted, they were all single family homes and I can't say that they all looked beautiful to me, but they all had a distinct character and creativity, as well as a sense of location.

Now why is that they can't translate their innovation in these residences to apartment buildings?
