Where will the next Capitol Hill redevelopment start? Maybe this Harvard Ave empty lot

An empty lot that made our list of 9 Capitol Hill targets for ‘activation’ — and eventually was activated by nature with a batch of weeds and wildflowers — is part of a parcel being offered as a development lot for sale for a crisp, cool $2.25 million.

This site is situated in the heart of sophisticated new developments, old-world charm historic buildings, and pleasant neighborhoods. The Harvard-Belmont historic district is mere blocks away. This site is located in the Capitol Hill Urban Center Village Overlay.


Listing Comments

The Harvard Manor development site is located on north Capitol Hill. It is steps from the Broadway Ave E, the major retail and entertainment thoroughfare and the new Sound Transit light rail station, which is scheduled to be completed in 2016. This site is situated in the heart of sophisticated new developments, old-world charm historic buildings, and pleasant neighborhoods. The Harvard-Belmont historic district is mere blocks away.

According to listing agent Brian Bergman of Westlake Associates, a couple offers have been made on the property but nothing has stuck yet.

If not potential development target, that stretch of Harvard Ave offers another set of candidates that we noted back in 2009 as the Harvard Flats and The Westside have designs but no current signs that construction is imminent.

Meanwhile, work appears set to begin at the former People’s Parking Lot at Belmont and Pine as a construction trailer has moved in and, CHS neighbor Devin tells us and provides a picture as proof, the chain-link fences have gone up. We’re working on an update to share the approved design from 2007 and see what we can find out from the developers about their plans.

I hope that there is a rowhouse contingent along Harvard, similar to the Joule. I think it livens up the streetscape.

As a neighbor of the People’s Parking lot, we were told that the construction is to begin on or around 1/31, beginning in the NE corner of the lot and moving clockwise. We were also told that the construction is likely to take 18 months. Let the good times roll!

I live within blocks of this plot and all I have to say is that whoever builds the eventual bazzilion unit overpriced cookiecutter 2×4 and sheetrock cheezy condo or rental beter provide enough parking for every unit. Plus visitors. Parking is enough of a nightnmare now. Ugh…
