Melrose Market II: Pike/Pine office+restaurant+retail project ready for review

We’re not sure what kind of crowd a Thanksgiving-eve design review session will draw but Melrose Market creator Liz Dunn’s return to active development on Capitol Hill should make for a pretty good show Wednesday night as the Dunn + Hobbes “11th Ave Mixed-Use Building” takes a new spin through the process.


CHS told you last week about the plan’s transition from a mixed-use apartment building stalled by the global economic meltdown into a new Pike/Pine-era office, retail and restaurant building that will utilize the neighborhood’s preservation incentives to build to five stories on 11th Ave. The old auto row-era structure currently home to Chophouse music studios is slated for a preservation-minded overhaul as part of the Sundberg, Kennedy and Ly-Au Young and Graham Baba designed project. Here is all of that in DPD-ese:

Design Review Early Design Guidance application proposing a five-story structure with 9,800sf of retail, 22,000sf of office, 3 residential units above and below grade parking for 20 vehicles. Portions of existing structure to be incorported in new structure.

the plan mentions shaving off 10′ of the north end of chophouse – i’m guessing at the expense of all the practice spaces on that side of the building?

anyone know if this means the end of chophouse as a rehearsal space?
