CHS Community Post | Chophouse Row Opening

pike_img6SEATTLE, May 7, 2015 – Dunn & Hobbes, LLC, a local developer of innovative reuse and mixed-use infill projects, is pleased to announce the completion of construction at Chophouse Row, the highly anticipated project on Capitol Hill at 1424 11th Avenue.

Chophouse Row deftly combines a historic auto row building with a new steel and concrete loft office structure. The ground floor hosts a collection of local tenants that will focus on delivering morning-into-evening food, beverage, and retail options to both residents and visitors to the neighborhood. The six tenants occupy an open market configuration along the street, alley, and courtyard.

The following retail tenants are open for business:

NICHEoutside is a garden lifestyle boutique created for those who connect with the outdoors. The shop sells a beautiful collection of tools, plants, and gifts for garden lovers. NICHE opened its doors on May 1 and will maintain spring hours of 10 am – 6 pm, Thursday through Sunday.

Kurt Farm Shop is a slice of the rural life in the city: small-batch ice cream made with fresh Jersey cream, local farmstead cheeses, and vibrant plant starts for your garden all are sold in this gem of a store. Kurt Farm Shop opened its doors on May 1 and will maintain spring hours of 11 am – 6 pm, Tuesday through Sunday.

The following retail tenants are getting ready to open their doors:

Amandine is a small batch bakery specializing in macarons, viennoiserie (yeasted pastries), and small treats created to complement coffee. Amandine has partnered with Empire Espresso, a local company that serves light roast coffee made to order with single-cup preparations, along withhouse-made milk alternatives, grass-fed organic milk, and cold-brewed coffee on nitro draft.

Upper Bar Ferd’nand is the up-the-hill edition of the well-loved Melrose Market bar, wine shop, and café—now expanding into a larger space at Chophouse Row that will spill into the adjacent courtyard in warmer months. Chef Matt Dillon and sommelier Marc Papineau have created a menu that will focus on dry-aged and cured meats cooked in their open fireplace, plus local seafood served raw, cured, or smoked in their passive-heat masonry smoker.

Chop Shop Cafe & Bar is chef Ericka Burke’s restaurant, anchoring the entrance to ChophouseRow from 11th Avenue. Coming from the chef-owner of the beloved Volunteer Park Cafe, ChopShop offers sit-down service and a seasonal menu for breakfast, lunch, and dinner, while ChopShop Juice & Provisions provides healthy grab-and-go salads, pastries, fresh-pressed juices, and provisions. Chop Shop will have outdoor seating in both the alley and along the front sidewalk.

Liz Dunn, the developer, is thrilled to see the project coming to fruition. “This project was the most challenging we’ve ever tackled on a number of fronts: the creation of new public space, the challenges of bolting a new loft structure to a historic building, and the stacking of retail, office, and residential spaces in one building.”

Chophouse Row is the final piece in Dunn & Hobbes’ collection of mixed-use properties located in the heart of Capitol Hill between 11th and 12th Avenue. Dunn and the rest of the company are incredibly happy with the group of tenants that’s emerged, and feel that the group will hugely add to the street life in the neighborhood. A public celebration is planned for Thursday, June 11—details coming soon.

Aside from the retail on the ground floor, Chophouse Row includes four floors of office space and three residential penthouses. This is the first new office building in the Pike-Pine Corridor in nearly 80 years, and brings much-needed modern office space to the neighborhood. The tenants demonstrate the great variety of talent that is attracted to the vibrancy of Capitol Hill.

Onsite amenities accessed from the central courtyard include Foundation Crossfit, the Agnes Underground co-working space, indoor bike parking and shower facilities and the brand new second outpost of PLAY Doggie Daycare, which opened its doors on April 15 with the motto: “Every dog deserves good health, good friends and PLAY!”

The project also includes three penthouse apartments. Two of these apartments will be released to the rental market in May. Features include private walk-out terraces, fire pits, heated concrete floors, and walk-in showers. 

About The Project

The name “Chophouse Row” reflects the history of the building, which was formerly known as theChophouse: a music practice space, with rooms rented out to hundreds of aspiring bands over the past three decades. The new project retains the building’s original historic facade and 80 percent of its interior structure. The unique old-meets-new design is the product of a collaboration between two award-winning Seattle-based architecture firms: Sundberg Kennedy Ly-Au Young, designers of the Wing Luke Museum, and Graham Baba, designers of Melrose Market. Lesley Bain of Framework advised on urban design and master planning, and Shannon Loew of FIX, a real estate development and consulting company, provided construction project management services. The general contractor was MRJ Constructors, who also worked on Melrose Market.

Ms. Dunn is the president of Pacific Chop LLC and the principal of Dunn & Hobbes, LLC. She previously co-developed Melrose Market on Capitol Hill and developed both the Agnes Lofts and the Piston & Ring Building, preserving historic building elements in each project. Dunn & Hobbes’ capital partner is Heartland LLC through its affiliate, HIO 12th Avenue Investors LLC, and HomeStreet Bank financed the project.
