CHS reported in August on the coming new project at 13th and Pike set to replace the old Fran’s Chocolate offices on the northeast corner with a Weber Thompson-designed six-story building on pace to be Seattle’s first ever Passive House condominium project.
This week the process begins for 45 new owners to make their claim on Capitol Hill. With several units priced below $500,000, Solis hopes to attract a healthy mix of residential buyers with many making their first home purchase. Units range from 476 square feet up to more than 800 square feet for the two bedroom units and prices range from the mid-$400,000s to the high $900,000s. Solis is offering prospective buyers the opportunity to reserve units in presale with a $5,000 fully-refundable deposit held in escrow and converted to presales later this fall. Purchase contracts require 5% deposits.
The new owners will be a lucky lot: For one, this might just be the first new condo building built on Capitol Hill in a decade and, for two, building a Passive House home is excruciatingly detailed and expensive work.
“Everything on this building is inspected and measured,” Coluccio says of the exacting Passive House standards. “If you want to get a Passive House, your pretty much limited to either building a custom house — purchasing a condo at Solis.”
Powered by the sun, the benefits of living at Solis are clear. “The building will be insanely energy efficient and adorned with luxury finishes, there is no compromise with this type of ‘green building’,” says Brian Heather, CEO of SolTerra.
