A new project hoped to create 13 new apartments and 87 new microhousing units in a building planned to rise seven stories at the corner of Harvard and E Denny Way will come in front of the East Design Review Board Wednesday night.
The development from Karmiak and the architects at Workshop AD will also add a small but potentially cool commercial opportunity to the corner just a block from the southern end of Capitol Hill Station and across the street from Capitol Hill Housing’s Pantages House development. That small space — likely perfect for a cafe — and its connection to a planned terrace at the corner as well as sorting out whether people should enter the building primarily from E Denny or Harvard Ave will be among the largest remaining issues to sort out on the project.
In addition to creating the new housing, the project is being planned to include seven affordable units under the city’s Mandatory Housing Affordability laws.
The light rail station-proximate project is also being planned with zero parking.
With approval, the development will require demolition of the two-story home that has been used as a five-unit apartment house and has stood at the corner since 1902.

Hey look- on-site units being added under the performance option, which I was told time and again by commenters would absolutely never happen in our neighborhood.
This is probably a minor thing BUT there was a lovely giant tree at that corner that it was cut down a year or so ago. Someone planted a new sapling but it died almost immediately. It would be nice to have some new trees along with the new building.
