Capitol Hill is experiencing a phase of rapid growth. Since the neighborhood design guidelines were adopted in 2005, nearly 50 new building designs have gone through the Design Review program and received development permits. As the neighborhood continues to grow, the City of Seattle is teaming up with Capitol Hill Housing, the Capitol Hill EcoDistrict and local community members to update the existing Capitol Hill Neighborhood Design Guidelines, which will serve as a guide for future development throughout all areas within the Capitol Hill Urban Center.
Based on more than 500 responses to our online survey and suggestions from a community open house held in November 2017, our working group drafted proposed guidelines for Capitol Hill to complement and supplement the citywide design guidelines. Leading community priorities include the use of naturalistic landscape design and rain gardens, building setbacks featuring landscaping and private entrances for apartments, and art integrated into garage entrances and awnings. Respondents also encouraged more sidewalk cafes and the use of foldable windows to open storefronts to the street.
The Draft Guidelines are (almost) ready for your review!
We are hosting a second Community Open House on Wednesday, May 30th to share the Draft Guidelines and hear what you think of them. The draft guidelines will be ready for your review on the OPCD website before the open house at the end of the month. Join our staff to learn more and share your opinions.
The meeting will be held in the Pike/Pine room on the 2nd floor of the 12th Avenue Arts building. This event is hosted by the Office of Planning and Community Development in partnership with Capitol Hill Housing and the Capitol Hill EcoDistrict.
