2016 is set up to be a year of progress for Seattle as the city puts initiatives in place to make it more affordable to more people. But most of your reading this will never be able to afford to buy here. Instead, our annual uncorking of the year that was in expensive house and condo sales is mostly real estate porn. Go ahead and look. It’s safe for work.

While big apartment buildings have been hot targets for Capitol Hill real estate deals, single family homes, condominiums, and townhouses also turned in a strong year for investors. According to Zillow, Capitol Hill home prices were up 16.9% over the past year and are forecasted to rise another 7 points in 2016. Below, thanks to real estate site Estately, we’ve listed the most-expensive sales of the year for houses and condos — you get two bonus “condo” listings thanks to two townhouses in the mix. As in 2014, the caveat remains that some of the biggest sales can sometimes be dropped out of the databases by the real estate industry’s magic powers(tm).
