Insomnia Cookies has built its reputation around offering hot, freshly baked cookies late into the night often in areas within walking distance or a short delivery route away from major universities.
Already at 300 stores across the country, one of the Philadelphia-founded company’s new batch of openings will come on Broadway where the new Capitol Hill cookie shop will cater to kids from nearby Seattle University and throngs of weekend nightlife revelers around Broadway and Pike/Pine.
Word of the plans for the new shop was spread on social media Monday. City permits show plans for the new Insomnia Cookies joining the commercial tenants in Pride Place, the affordable, LGBTQIA-friendly senior community development neighboring the blocks classic gay nightclub, Neighbours. Insomnia is set to join Indian restaurant Spice Box which is making a move across the street to join the Community Roots Housing development.
Pride Place now rises seven stories on the land once home to the Atlas ClothingĀ building andĀ the landmarkedĀ auto row-eraĀ Eldridge Tire CompanyĀ buildingĀ which had housedĀ Tacos GuaymasĀ andĀ Folicle Hair Design. Remnants of the Eldridge building remain incorporated in Pride Placeās commercial level. With a landmark designation, the new building kept the old Mission Revival-styled structureās facade while preservation incentives help boost the projectās unit count.
Craft cookies are a growing industry around the city with Capitol Hill cookie trailblazer Hello Robin marking a decade of business on 19th Ave E last year. Pike/Pine, meanwhile, boasts an array of late night sweet options including highlights like the well-worth-your-wait-in-line dessert walk-up R&M Dessert Bar on E Pike.
The Insomnia Cookies chain already has a presence in Seattle keeping the University of Washington kids cookied up with a location on Brooklyn Ave NE. That shop keeps hours of 11 AM to 1 AM on Mondays, Tuesday, and Wednesdays, 11 AM to 3 AM on Thursdays and Fridays, noon to 3 AM on Saturdays, and noon to 1 AM on Sundays before starting the whole thing over again on Monday mornings.
In addition to the late hours, a big part of Insomnia’s success has been an emphasis on incorporating delivery into its model. A typical Insomnia cookie will run you $2.95 a pop.
As it soars past 300 stores with the Broadway opening and more, there are much larger changes underway for Insomnia. This summer, Krispy Kreme sold its majority stake in the cookie chain to a private equity and venture capital firm in a $127 million deal. The transaction is hoped to boost Insomnia’s hopes for international growth and “broader penetration” in the U.S. market, according to a press release.
Insomnia, meanwhile, says it is planning a “fall” opening for the new Capitol Hill shop.

What about Batch on 12th b/t Marion and Columbia? A true gem of a local cookie shop, with an array of delicious cookies and sometimes focaccia (pro tip: they offer baking classes, too).
Batch is amazing⦠but closes at 7pm or earlier, rather than 3am. IMO that makes them basically unrelated businesses.
