Design review: Capitol Hill Housing project on 12th

Last month’s Future of 12th Ave forum was an informative discussion about what’s happening on 12th. We learned that Seattle U will try and increase its presence on the street, that 1200 Bistro might go historic, and that Capitol Hill Housing has two projects in the works that bookend the strip.

Well, this Wednesday, May 6, brings a Design Review meeting for the first of CHH’s two developments, the project at 12th and Jefferson. CHH is planning a 6-story 40 unit apartment building with about 5,000 feet of ground floor retail and six (yeah that’s right, six!) parking spaces at the back of the building. Currently the site is zoned NC-40, only allowing about a 4-story building, but CHH says that, “the project would not go forward without a contract rezone that would allow extra height.” Based on the zoning areas just north of the site, I think they have a good chance of getting this rezone.

Early Design review means that there isn’t much facade work and the meeting will mainly focus on how to mass the building on the site. Below is alternative 4 facing East. You can check out the rest of the alternatives here [4.2mb].
