Location for Birthday Gathering?

I am looking for a space on the hill to hold a 30th birthday party/gathering for my wife next month.  We are expecting around 25 people.  I was thinking it would be cool to rent out a studio, gallery, loft or storefront to have it (or even a cool vacant space), and then bring our own alcohol and stereo or possibly a (non-amplified) string band.  I am willing to pay around $300 (give or take, depending on the space), and some sort of security deposit as well. 

Does anyone have some ideas for me, or know of someone that would be up for renting to us?   I am entering crunch time here, so any new creative ideas would be great as well.

I haven’t been to the Capitol Club in years but they do private rentals for events. Friends rented the front room (Blue Room) for a couple different birthday gatherings way back in 2002 & 2003 and it was pretty cool. Looks like cost is based on minimum food & drink instead of a set rental fee.

I have no idea about current rates, but here are some more-interesting-than-another-restaurant ideas:
Richard Hugo House, Any number of theatres (Annex, The old Odd Duck), Pravda studios on Union, The Cal Anderson fieldhouse (next to the playfield); NW film forum, Seattle Academy or Seattle U, oddfellows hall, Cornish, Esmerelda’s?

good luck. Hugo House and Pravda would be top of my list. Pravda has a kitchen/caterer area and Hugo House has a sound/light system.
