Say goodbye to another old house – CORRECTED and explained

Correction: stopped by the site this afternoon to speculate about the project. Talked to neighbors to north (whose units were from the same architect as this project).  One (himself an architect and involved in the “Deano’s” redevelopment at 21st & Madison) noted that the main house on the lot was in acceptable shape, and that the architect was hoping to preserve it as part of the development. 

I think we should encourage the architect to preserve the house, and to support appropriate design departures at the Design Review hearing (if there is one) if that’s what it takes to keep this nice old house standing.

The developer (Graham Black) is on the Seattle Design Commission, and is with gProjects architects.

The Architect for this project, and the one immediately north, is Bradley Khouri of B9 Architects. Graham Black (myself) is the developer and builder for both. At one point, very early in the process, we had looked at retaining the house, but in the end we decided to deconstruct it, and build new. Simply put, the restoration costs would have sunk the project. Until the City Council passes the multi-family code updates, which last I heard included incentives for retaining existing housing, I cannot see many scenarios where we can retain existing housing (especially when the structure will need a new foundation)on L3 zoned property.
We are working with the Restore and the industry’s best operator to insure that all salvageable materials are kept out of the waste stream, and will reuse some materials on site.
