We know more about the new owner behind Teto’s Cantina, the new joint sliding into the old Capitol Hill Rancho Bravo spot, and the deal behind the changes.
But not much more.
According to business and liquor license permits, the new Teto’s is part of the extended Patty’s Eggnest family of restaurants.
Alexander Chin, son of the Patty’s founders, owns the company set up to manage the E Pine taco joint according to state corporation filings.
Self-described as “experienced and skilled in Catering, Cooking, Community Service, Leadership, and Business Development with a Bachelor’s Degree focused in Economics from Seattle University,” Chin also set up another company to operate the former NE 45th Winchell’s that became a Patty’s, and, eventually, a Rancho Bravo and is now also running under the Teto’s name.
How the transactions worked out exactly isn’t clear and Chin has not responded to our questions about the change but we can now see more of the ties between his family, Patty’s, Teto’s, and Rancho Bravo.
CHS reported here in early December on the closure of Rancho as owner Freddy Rivas told us he had shut down the Capitol Hill Rancho Bravo due to rising costs and falling business and handed over the space to a new Mexican joint called Teto’s Cantina.
If the changes are prelude to any plans for redevelopment, nothing is happening yet. Prolific Capitol Hill property owner Ron Amundson continues to hold the near $9 million parcel. Around a decade ago, early work on a possible mixed-use project on the site started but never went anywhere. A check of city permit records shows no updates on the development front.
Teto’s is continuing the Rancho legacy of Mexican food served relatively quickly and affordably. Chin and the Patty’s family, it turns out, are familiar with the Mexican restaurant business. They also helped revive Luisa’s Mexican Grill in Greenwood.
On E Pine, Teto’s settled in without missing much business and without making major changes. In fact, customers continue to leave reviews on the “closed” Yelp page for Rancho Bravo.
Chin is also busy trying to secure liquor licenses for the E Pine and NE 45th Teto’s locations.
What else comes next for the former KFC now home to Teto’s remains to be seen. But at least we now know who is running the joint.

Does this have any connection to 2 Patty’s Eggnest locations recently closing down in a big hurry? (Crown Hill & Wallingford)
