When it comes to Capitol Hill design reviews, we don’t usually mention the developer’s Instagram. But Yu Xiahou’s feed is pretty amazing. The design for his proposed Bellevue Court Apartments? We’ll find out what the board thinks soon.
Xiahou’s four-story, 43-unit proposal for the western edge of Capitol Hill just off Belmont Ave E with — one November 2017 post to his Instragram feed promises — Gasworks and Eastlake views is slated to come before the East Design Review Board Wednesday night:

Set to demolish and replace a 1909-built single family-style house and a 1954 era four-plex, the Bellevue Court Apartments project is envisioned as a mix of 36 small efficiency dwelling units along with seven standard apartments. According to King County records, Xiahou acquired the properties in 2015 for more than $2 million from two investors who had acquired the parcels only two years earlier for a combined $1.4 million.
“The massing of the building is broken down into 3 main volumes employing different fa- cade materials that respond to the site and corners of the property as well as the context around the site,” architects from Studio 19 write about the project. “The 3-story brick mass housing the building entrance anchors the street corner of Bellevue Court Circle. The brick facade with with smaller punched openings is paying respect to the historic building across the street and in the neighborhood. The other two volumes use lighter materials to provide contrast and background to the brick volume.”
At its first review session way back in May 2017, the board signed off on the early plan with enthusiasm for setbacks that would afford lake views but expressed concerns about the building’s “modern design approach” fitting into the existing neighborhood’s “context.” Wednesday night, the board will be talking about whether the new design proposal hits the mark — and, probably, Xiahou’s Instagram.
