A developer known for some ambitious Seattle projects including the transformation of the city’s auto row-era Old Spaghetti Factory warehouse into a commercial and residential project is now the proud owner a 1969-built Capitol Hill office building.
Meriwether Partners could be interested in the office space at 13th and Pine but it is also possible that the developer creating the Ainsworth & Dunn renovation and new construction project down toward Elliott Bay has larger plans for the 7,600-foot Capitol Hill property formerly home to a real estate office.
The $3.8 million price tag might be an indication.
According to the county, this is the first time the property across E Pine from Fire Station 25 has sold since 1985 when it changed hands for $325,000 and became the offices of real estate firm Gerrard Beattie & Knapp before it was swallowed up by Compass.
In a deal completed earlier this month, the real estate company agreed on the $3.8 million sale to Meriweather and cemented the 38-year return on investment.
There could be more to come.
To the south along 13th Ave, the third of an acre property and 1920-built, two-story retail warehouse home to Auto Accessories — one of the area’s longest running businesses — would make a prime combination with the new Capitol Hill Meriwether acquisition.
A major development project is already under construction across the street at 14th and Pine where a four-story apartment building is being built to wrap around the street-fronting building home to Dingfelder’s.
Another area building is also undergoing construction on a renovation. Across 13th Ave, a “ghost kitchen” food and drink pop-up project is under construction in the renovation of former laboratory space leased by a chromosome analysis service.
Meanwhile, legendary neighborhood leather barΒ The Cuff continues next door in the 1927-built structure under longtime family ownership.
